Is EV charging worth installing at your office?
Your office can use long parking periods for staff charging, but hybrid attendance makes utilisation more important than headcount. Survey actual commuting days before choosing fully funded, part funded or self funded equipment. Eligible workplace installations can receive up to £500 per socket [S1]. Model quiet days and employer subsidies separately from charging sales. Checked October 2026.
Why install EV charging at your office?
Begin with the commute, not the payroll total. Ask which employees drive an electric vehicle, whether they can charge elsewhere and how often they attend. Include pool cars and visiting teams separately. A desk occupied remotely cannot create an onsite charging session.
For planning, test a seven-hour stay during weekday office opening, with a shorter window for meeting visitors. These are assumptions to validate, not office-sector averages. Check quieter Mondays and Fridays as well as busy team days. Government guidance recommends assessing charging needs before choosing connection capacity [S4].
Charging may be an employee amenity or a paid service. Measure each separately; do not promise productivity or attendance gains. See offices and workplaces and the business park comparison if your landlord controls shared parking.
Which funding model suits a hybrid office?
| Model | Funding and operation | Office trade-off |
|---|---|---|
| fully funded | Provider pays, installs, owns and operates | Host share depends on accepted demand and access |
| part funded | Shared capital; provider operates | Larger share with host capital exposed |
| self funded | You buy and pay running costs | Keep net income and control staff policy |
fully funded charging may be difficult to secure where staff access is restricted and demand is intermittent. Ask the provider to show its utilisation assumptions rather than treating an offer as automatic.
With part funded charging, establish what your contribution buys and which operating costs are deducted before sharing income. Self funded equipment can support a deliberate staff subsidy, but that subsidy is an expense, not sales profit.
Ask your solicitor to review landlord consent, agreement length, bay exclusivity, liability, insurance, rates, break clauses and removal. Avoid a charging term that extends beyond your right to occupy the office.
What does office charging cost and how long could payback take?
This is an illustration, not a quote. All commercial inputs below are assumptions, not market prices, measured demand or an available funding offer. Kilowatts (kW) measure power; kilowatt hours (kWh) measure energy.
| Assumed input | Value |
|---|---|
| Equipment | 4 AC sockets, each rated 7 kW |
| Trading or charging days/year | 220 |
| Low / mid / high sessions/day, whole site | 1 / 3 / 5 |
| Energy sold/session | 16 kWh |
| Driver tariff / effective energy cost | 42p / 24p per kWh |
| Software and maintenance/year | £800 |
| Installed capital, excluding major grid works | £10,000–£18,000 |
| fully funded | £0 host capital; 10% of driver receipts |
| part funded | 40% host capital; 60% of operating net income |
| self funded | Full host capital; all operating net income |
Effective energy cost includes charging losses per kWh sold. All amounts exclude VAT consistently. Grants, tax relief, finance, insurance, business rates, payment fees, replacement and lost parking income are excluded. Deduct your applicable costs before treating an operating return as project profit. Funded operators are assumed to pay energy, software and maintenance; no electricity is supplied free by the host.
| Annual result unless stated | Low use | Mid use | High use |
|---|---|---|---|
| Energy sold, kWh | 3,520 | 10,560 | 17,600 |
| Driver receipts | £1,478 | £4,435 | £7,392 |
| fully funded host income | £148 | £444 | £739 |
| part funded host net income | −£100 | £660 | £1,421 |
| part funded simple ROI | -2.5–-1.4% | 9.2–16.5% | 19.7–35.5% |
| part funded payback, years | No payback | 6.1–10.9 | 2.8–5.1 |
| self funded net income | −£166 | £1,101 | £2,368 |
| self funded simple ROI | -1.7–-0.9% | 6.1–11.0% | 13.2–23.7% |
| self funded payback, years | No payback | 9.1–16.4 | 4.2–7.6 |
Redo the mid case: 220 × 3 × 16 = 10,560 kWh sold. Receipts = energy × £0.42. Operating net income = energy × (£0.42 − £0.24) − £800 = £1,101. fully funded host income = receipts × 10%. part funded host income = net income × 60%, against £4,000–£7,200 host capital.
Simple return on investment (ROI) = annual host net income ÷ host capital × 100. Payback years = host capital ÷ annual host net income. Ranges use capital endpoints, with outputs rounded. Losses have no operating payback; long paybacks may exceed equipment life or your lease. The revenue-share guide explains what to put in the contract.
The low case loses money despite receiving payments. That is a useful result for an office with unmeasured demand. The high case needs some socket turnover during the day, not a car on every bay from arrival until closing.
Reducing the staff price changes every result. Recalculate tariff minus effective energy cost before describing charging as self-supporting. Keep any employer contribution visible, alongside the cost of allocating parking to charging rather than general staff use.
What workplace charging policy will staff understand?
Set eligibility, booking windows, cancellation and what happens when a car finishes before its owner can move it. Offer an alternative ordinary bay before imposing a move rule. Test the policy with reception, facilities and staff whose work cannot pause on demand.
Specify the tariff, receipts and reimbursement procedure before launch. If charging is free, explain the allocation method and how the employer budgets for energy. HMRC’s workplace exemption has conditions, including availability to employees generally [S6]. Check with your accountant about your benefit and any salary sacrifice arrangement.
Make the fault route clear enough for a late meeting attendee to follow without finding the office manager. Require software demonstrations using a new staff account and a cancelled booking, rather than judging solely from a sales dashboard.
What power, parking and planning checks does an office need?
The distribution network operator (DNO) manages your local electricity network. Ask the electrical designer to compare measured building peaks with staff arrival and departure times. Government guidance describes smart charging and changes in demand as ways to assess connection needs [S4].
Alternating current (AC) charging is a design option for long stays. Check each vehicle’s charging limit rather than assuming it accepts the socket’s full rating. Include heating, cooling and building services in the site capacity assessment.
Review the route from the charging bay to the office, kerbs and space to handle the connector. DfT inclusive mobility guidance supports accessible pedestrian approaches [S8]. Obtain a site-specific planning and building requirements assessment for your UK nation, and have your solicitor check the lease and cable rights.
Decide who can enter after reception closes. Workplace-only charging is treated differently from public chargepoints under the Public Charge Point Regulations 2023 [S5]. Letting passing drivers in changes the classification question; check it before advertising public access.
If adding solar, ask for generation and building-demand profiles alongside actual office attendance. Test charging self-use on quiet weekdays as well as team days. Request a separate solar budget and energy balance rather than counting the same generated electricity against both building loads and charger sales.
Which workplace grants and tax allowances apply?
WCS support is up to 75% of purchase and installation cost, capped at £500 per socket; the announced scheme end date is 31 March 2027 [S1]. Eligibility depends on the applicant and dedicated staff/fleet parking [S2]. Use the workplace grant guide before applying.
A 100% first-year allowance can apply to qualifying new and unused chargepoint equipment bought before April 2027 [S3]. It reduces taxable profit rather than paying the installation bill. Check with your accountant about ownership, grants and your tax position.

Common questions
Can you give employees free charging at the office?
HMRC provides a workplace charging exemption subject to conditions, including access for employees generally and charging at or near work [S6]. Optional remuneration arrangements need separate treatment. Check with your accountant before announcing a free benefit.
Does a salary sacrifice EV include free workplace electricity?
Do not assume that a vehicle arrangement determines the charging benefit. HMRC identifies optional remuneration arrangements as a qualification to the workplace exemption [S6]. Ask your accountant to check the actual arrangement and separate the car contract from charging access.
What does charging management software need to record?
Specify authorised users, metered energy, tariffs, receipts and faults in your procurement brief. If you admit public drivers, the regulations add data and payment duties, subject to scope and microbusiness provisions [S5]. Demonstrate those functions before ordering.
Can hybrid workers share a booking calendar?
Use expected energy and departure time to allocate charging windows rather than reserving bays indefinitely. Government guidance recommends matching capacity to charging needs and considering smart charging [S4]. Include absence release and a named administrator in your office policy.
Can office meeting visitors use grant-funded sockets?
WCS business applicants must evidence staff/fleet parking, rather than customer use [S2]. Keep meeting-visitor requirements separate and confirm eligibility before installation; the workplace exclusion in public charging law is a different test [S5].
Does a positive operating margin always mean the office pays back?
No. In the worked example, capital divided by annual net income gives simple payback; unmodelled replacement or lease expiry may occur sooner. Government guidance identifies connection costs as a separate project consideration [S4]. Include them in your actual budget.
