Is EV charging worth installing at your bed and breakfast?
Overnight guest charging can suit your B&B if you have off-road parking and enough spare electrical capacity. Eligible small accommodation businesses can access Workplace Charging Scheme support of up to £500 per socket [S1]. Compare fully funded host income with part funded and self funded payback against your actual bookings, seasonal demand and guest tariff. Checked October 2026.
Why install an EV charger at your bed and breakfast?
Start with the guest experience: arrival, an evening out, sleep and departure after breakfast. An overnight bay can avoid a separate charging stop. Unlike a larger hotel, your B&B may have limited parking and no staffed reception overnight. Set up access before guests arrive.
For planning, assume stays from 18:00 to 09:00, with leisure weekends, weekday visitors and winter closures. These are assumptions, not sector averages. Record actual charging requests and simultaneous arrivals. A returning guest may need only a top-up; an occupied room does not automatically produce a charging session.
DfT counted 121,171 public chargers on 1 July 2026 [S7] and 2,148,000 licensed zero-emission vehicles at the end of March 2026 [S8]. Those national totals do not predict your bookings. Keep the business case tied to guest demand.
Put the tariff, reservation policy, connector details and access instructions beside your accommodation listing. See the hotels, B&Bs and holiday parks overview.
Which business charging funding model fits a small B&B?
Compare fully funded, part funded and self funded proposals against the same paid demand. These are model descriptions, not offers to fund your site.
| Model | Capital and ownership | Operation and host return |
|---|---|---|
| fully funded | Provider pays and owns; host supplies bays | Provider maintains; host receives a share |
| part funded | Shared cost; ownership negotiated | Provider operates; host has a larger share |
| self funded | Host buys and owns | Host retains net income and operating risk |
A small guest-only site needs a provider willing to accept seasonal use. Request terms covering guest priority, opening hours and whether public access is compulsory. Do not sacrifice an essential arrival bay for an income projection that assumes passing traffic.
Before signing, list the agreement length, tariff control, electricity reimbursement, liability, fault response, business rates allocation, early exit, sale of the property and removal costs. Check the agreement with your solicitor and insurance arrangements with your insurer. Ask who helps a guest when you are asleep.
What could B&B charging earn, and how many years until payback?
This is an illustration, not a quote. Every financial input below is an assumption, not a market average or partner figure. Compare actual installation costs with this budget.
| Assumption | Input for the whole installation |
|---|---|
| Charger | One 7 kW alternating-current (AC) socket |
| Paid sessions per day | Low 0.25; mid 0.5; high 1, averaged across 365 days |
| Energy per session | 20 kWh delivered; purchased energy assumed equal |
| Driver price / energy cost | 50p / 25p per kWh, excluding VAT |
| Software and maintenance | £200 annually, including assumed payment costs |
| Total installed capital | £2,000–£4,000; no grid reinforcement included |
| fully funded host share | 10% of charging sales; provider pays energy and overheads |
| part funded contribution / share | £1,000–£2,000 / 50% of net operating income |
| self funded contribution / share | £2,000–£4,000 / 100% of net operating income |
Kilowatts (kW) measure power; kilowatt-hours (kWh) measure energy. The assumed 20 kWh session needs about 20 ÷ 7 = 2.9 hours at constant output before losses or power sharing. It does not require the full overnight stay.
Annual energy = daily sessions × 365 × 20. Charging sales = energy × £0.50. Net operating income = energy × (£0.50 − £0.25) − £200. The provider bears those operating costs before distributing the part funded share.
| Annual result | Low use | Mid use | High use |
|---|---|---|---|
| Energy delivered | 1,825 kWh | 3,650 kWh | 7,300 kWh |
| Charging sales | £912.50 | £1,825 | £3,650 |
| Net operating income | £256.25 | £712.50 | £1,625 |
| fully funded host income | £91.25 | £182.50 | £365 |
| part funded host net income | £128.13 | £356.25 | £812.50 |
| self funded host net income | £256.25 | £712.50 | £1,625 |
Simple return on investment (ROI) = annual host net income ÷ host capital × 100. Simple payback = host capital ÷ annual host net income. Use unrounded inputs. For example, mid-use self funded payback is £2,000–£4,000 ÷ £712.50 = 2.8–5.6 years.
| Host result | Low use | Mid use | High use |
|---|---|---|---|
| part funded ROI | 6.4–12.8% | 17.8–35.6% | 40.6–81.3% |
| part funded payback | 7.8–15.6 years | 2.8–5.6 years | 1.2–2.5 years |
| self funded ROI | 6.4–12.8% | 17.8–35.6% | 40.6–81.3% |
| self funded payback | 7.8–15.6 years | 2.8–5.6 years | 1.2–2.5 years |
Returns coincide here because part funded halves both host capital and net income. Actual contracts may differ. Fully funded has no host capital payback in this illustration. Energy losses, staff time, exceptional repairs, tax, finance costs and replacement are excluded, as are grants and extra room bookings. VAT recovery and charging VAT need checking with your accountant. The low-use payback may exceed equipment life; do not assume that income continues unchanged for that period.
What power, parking and permissions does your B&B need?
Ask for a survey of the incoming supply, cable route and simultaneous loads: breakfast cooking, showers, laundry and heating. Your distribution network operator (DNO) manages the local electricity network. UK Power Networks says an installer can assess demand, review capacity and apply where changes are needed [S5]. Confirm your own DNO’s process. Ask whether load management can fit charging around the property’s peaks.
Draw the overnight layout, including tandem parking, luggage unloading and your own car. Provide a clear walking route, lighting, space to reach controls and cable storage away from the entrance. Discuss disabled guests’ access at survey stage; see accessible charging.
In England, permissions can still depend on siting, height and proximity to listed buildings [S6]. Ask your planning authority to check the actual proposal; confirm the applicable rules separately elsewhere in the UK. Obtain any landlord or lender consent before committing. Check property terms with your solicitor.
Do not assume guest-only access removes public charging duties. Government guidance includes customer car parks and says the operating arrangement determines responsibility [S4]. Get scope assessed before selecting payment equipment. Model rooftop solar against daytime breakfast and laundry loads separately from overnight charging; adding a battery needs its own cost and demand assessment.
Which business charger grant and tax rules should you check?
WCS covers up to 75% of eligible purchase and installation costs, capped at £500 per socket and 40 sockets per applicant. Funding is confirmed until 31 March 2027. Eligible small accommodation businesses may allow guest use [S1]. Apply before installation through an authorised installer [S2].
HMRC’s 100% first-year chargepoint allowance runs to 31 March 2027 for corporation tax and 5 April 2027 for income tax, subject to qualifying expenditure [S3]. This deducts eligible spending from taxable profits; it is not repayment of the equipment price. Check your eligibility and grant interaction with your accountant.
What should you do next?
Bring your booking pattern, charging requests, parking sketch and electricity bills to a survey. Compare proposals using the same low-use case, then get matched with an installer that covers your area.
Piggy Pineapple Ltd operates this referral service. We refer enquiries to installer partners and may be paid a fee. Our owner holds shares in at least one partner. Before passing on your details, we name the proposed partner and disclose whether our owner holds shares in it. Read how we work.
Common questions
Should charging be free for B&B guests?
Treat it as a costed room benefit. Under the illustration, 20 kWh costs £5 in electricity before overheads. State whether charging is included in the room rate or charged separately. Record consumption separately before deciding whether your room margin can absorb it.
Can guests leave their car plugged in after charging finishes?
Set a morning handover time and disclose any parking or idle fee before booking. For a public point, the charging price must be shown in p/kWh and parking fees separately [S4]. Align reservations with departure times.
Can you keep the charger available only to booked guests?
Specify guest access in your booking instructions and require authorisation to start a session. Do not infer exemption from public charging rules solely from that restriction: customer-only public car parks can still be in scope [S4]. Have the operating arrangement checked with your solicitor.
Can a B&B in your own home apply for a business charger grant?
The WCS listing allows applications where your home is your primary workplace and its address is listed at Companies House or on your business rates bill. Off-road parking and equipment eligible for both residential and commercial use are required [S1]. Check the full applicant criteria before ordering.
Can you claim a grant after installing the charger?
WCS does not cover installations made before voucher approval. Use an authorised installer and approved equipment; installation and the claim must be completed within the voucher's 180-day validity [S2]. Check the scheme deadline as well as the expiry printed on your voucher.
Does adding a battery make B&B charging pay back sooner?
Model it separately using measured daytime generation, evening demand, usable storage and installed cost. UK Power Networks includes battery storage in its connection assessment alongside chargers and solar [S5]. The charger illustration gives no battery saving, so it cannot establish a battery payback.
